    Well, I'm at the Denver airport, getting ready to drag the herd back to Denton. When we left DFW, on Wednesday, we had a selling contract on our house and no place set to live in Denver. Now we have a buyers contract on a house in Erie, CO but no selling contract on the Denton house.

    It seems the buyers pulled a major flake out and walked away before the option period expired. They didn't even give their own realtor a reason. She was supposedly on her way there to put their house on the market when they killed everything. The home inspection found some minor issues but I had already agreed to take care of everything.

    Now I have a decision to make by Tuesday. That is the end of our option period. I put $8K in earnest money down, so I have that on the line.

    On the positive, the Denton market is tight and we have already had another showing since they flaked. We have an open house tomorrow. We had three offers within three days of the initial market offering and two of those were above our asking price. So I'm seriously thinking of letting the earnest money ride.

    The new house is friggin' SWEET! It has great mountain views, a premium kitchen, unfinished walkout basement, and the coveted three car garage. More importantly it is 15 minutes from out son's therapy and a new elementary school, a short walk from the house, opens in 2018.

    Yale's family has already been invited. 😉

            May get you a little bit more attention, and set a certain inelasticity to the price. The buyer may be reluctant to change the number because of the story they could tell after buying.

            It's irrational, but if I were buying it would make me pause before asking for a price concession.

                It wouldn't bother me for a second, just go to the next buyer. You'll sell it in no time.

                  We collected option money on 4 different potential buyers in 3 weeks and still sold for over asking price. It'll sell.

                        Because the builder can demand it. It's a big time sellers market there. We were lucky to get it as it is.

                          One of my biggest complaints about real estate (besides commissions in the internet era) is the low option fees. I argue that they should be much higher which should weed out potential flakes.

                              Pics of new house. It is scheduled to be completed by April 13. They were putting the kitchen cabinets in yesterday. It will have hardwood floors throughout the main floor carpet on the 2nd floor.

                              I'm already thinking I'm going to put an upper level deck across with French doors exiting the main bedroom so I get an even better view of the mountains.
