  • Pros cons to edc vs mdd?

    So we are have an election in my city and one of the deals to vote on is to switch from an edc to an mdd. I have done some research but am hoping for a little more clarification. If I understand it correctly an mdd will open the door to bigger and faster city growth. While an edc sorta restricts that. Anyone dealt with this and have any insight or info about this stuff?

              I would not want either. It is a scam that allows developers to use tax dollars to develop their own land. Vista Ridge mall and the land around it is one and so is Las Colinas. Both are hundreds of millions in debt that can never be paid off.

                Which is the lesser of 2 evils? Unfortunately we are already under an edc. I want which ever makes it more difficult to bring in more crap. The reason we bought and built here was to get away from all the bs that comes with a lot of people and traffic, but it seems to have followed us..

                  Fortunately I only read the verbiage of AHJ's. As a sprinkler installer you would have much more experience with city development.

                    You are fucked either way. Some developer or several developers will run up a huge tab, sell the property, pocket the profit, and walk away. The tax payers will spend eternity paying off the tab and it shows up as a special assessment on your property taxes. It will not be a small number either. I think that Las Colinas has a debt of $600,000,000 from a MDD.

                        Hearing/reading some of the FB posts about the current city management certainly seems like they are doing a fantastic job of keeping small business from coming/staying here.

                        Unfortunately, I think we all know it's only a matter of time that some big corp will come in and change everything.

                          Yea you are right on that. With buckees coming into Melissa, I foresee traffic doubling or more very soon. It's very aggravating but there isn't much we can do. Guess in a couple years I will be looking for another small town to move to...

                            I am ok with them opening more stores in the old downtown area but I don't want to see the hwy get lined with food chain stores and a bunch of nail salons.

                              Neither is good for the community in general - only good for a select few. These are just a method of taking your tax dollars and using them for pet projects without oversight.
