  • Alright now house insurance

    I'm hoping someone here can tell me if I'm getting ripped off. I'm getting pretty tired of it just going up, up, up. When I first bought this house the payment (insurance included of course) was right at about $1,100/month. Now it's getting closer to $1,400/month. Taxes are a problem but I'm dealing with insurance at the moment. I do have to carry flood insurance because I'm in a flood plain.

    The home owner's insurance is through Arrowhead General Insurance. It also says "Universal Insurance Company of America on the paperwork. And it's $1463.00 per year. The flood insurance is through Assurant, and is American Banker's Insurance Company of Florida. And it's is $746 per year. Am I getting ripped off? Is there cheaper insurance to be had elsewhere, that is worth having?

    1463 for a house that cheap seems pretty damn high.

    Our insurance is in the $1100 range and likely 2-4x or more the house value based on your payment info.

      Definitely shop around. Though, you will most likely see some fluctuation based on materials costs. They, in most cases, insure the replacement/rebuild cost of your home, which will fluctuate based on market trends.

      We use farm bureau. My only complaint is the annual membership fee.

        2nd the Farm Bureau , they payoff right away with no BS . membership can actually get you discounts around town .

          Our insurance covers $250k, we bought it for $121k. Not sure if it matters, but on Zillow they say the house should be worth somewhere in the $210k range. But maybe this is all useless info.

            Simply make a few phone calls and get a few quotes. That'll tell you much quicker than anyone on here can, given the limited information we have.

            My H/O keeps going up as well, certainly faster than my pay increases. I've shopped around several times in the past and no one has been able to beat what I pay with Allstate. I think it's time to shop again though. Mine just crested $2,400/yr.

              Actually, if you are speaking of mortgage it's not necessarily insurance that's the problem it's the guys from the appraisal review board for your County that are the biggest problem. They appraise your house much higher than you could even sell it for and it bumps your mortgage substantially. I have tax protested twice and won based on pictures and neighborhood comps. The process is a pain in the butt, but worth it.

                I would come on here and ask everyone else what they pay for their insurance on a different house, different location, different value etc. instead of spending time getting quotes from a few different agents, but that's just me...

                    Holy fuck I would love insurance for $746 a year. Just got my renewal and it is $4500 a year. I thought I was getting raped so shopped last year, average was $6000+

                      Same here. Monthly bill ridiculous imo. Trying to talk the wife into moving out into the sticks somewhere. I know you guys think Cleburne is the sticks, but I mean even worse. That's due to property tax but it would take a bite out of the monthly bill.

                      Sounds about right for government morons. Well, thieving scum is more like it. I am certainly going to look into it. Out of curiosity, how much were you able to save?

                        Moving to the sticks doesn't always mean cheaper Insurance. Anything that could possibly affect their (Insurance Company) Investment, ie Fire Protection and response time) will be taken into account.

                            Farm Bureau. Car and home. When we had storms up in Anna
                            a while back, FB homes fixed 1st. while everyone else was being
                            messed around!

                            When A flatbed tangled with our Edge, they were jonny on the spot.
                            When I said I'll eat the $500 deductible, talk about subrogation kicking in!
                            Got the $500 back in a hurry and a hefty supplemental a new set of
                            custom wheels wife picked out and SMILES from the wife (her car).

                              I'm farm bureau on two homes. I used them for years on rental properties. Best rates by far.

                              I pay $1340 for my main resident policy, but I've got three detached structures insured for another $125k. House with contents coverage is a little over $500.
