Sucks man. My dad passed away a couple of months ago. It ain’t fun even when the paperwork is sorted. I think probate is the clean way to go, but takes time and lawyer money. My dad had a will and set up a trust, with me as the sole trustee and executor. That has made things pretty plug and play.

Sorry for your loss. I lost my mom this past Friday and have similar challenges. The will leaves everything to me and she didn't have lots of money, but a reverse mortgage is involved so I imagine I need to probate the will... This is all new to me as well.

Also, when you file the probate, do it as a Muniment of Title. It saves on paperwork. Especially on the real estate side.
