Kennedale closing?

    Been brought up a few times over the past 5 years. This was put into place in 2009 by the city of kennedale.



    Key points:

    Page 35
    "Create an action plan to redevelop race tracks and Oak Crest"
    "Perform transit overlay for south part of town, amortize race tracks"

    Page 18
    "Investigate methods used by Grand Prairie,
    North Richland Hills and Dallas County for
    dealing with the closure of race tracks"

    (Page 31 asks what barriers have been presented)
    -No support to redevelop race tracks

    However on Page 32
    Q: IF YOU COULD ACCOMPLISH ONE THING, BUT ONLY ONE, AT THIS TIME, WHAT WOULD IT BE?

        It will happen - look at what happened to Green Valley.

        The average person doesn't go to a race track and sees them as loud nuisances. Land developers see money, as do city leaders. The right people will eventually grease some city leader's palms or put pressure on those leaders to "do something", and the city will create new onerous zoning regulations or noise rules or insurance requirements that K-Dale cannot meet and stay profitable.

        The track could lawyer up and fight, but the city will eventually prevail.

        The deck is stacked against K-Dale. Welcome to California.

              I hear rumors too, and some are really starting to "line up"... But one guy that owns a business in Kennedale told me nothing will happen until they improve New Hope Rd, and lay water/sewer.

                    Seems like they'd have a real case against the city, since they've got the internal correspondence of the city basically conspiring against a local business to 'take them down'. Even if they had to close, maybe they could make it so painful for them that they end up wishing they hadn't bothered.

                      It's the building of houses that will do them in eventually. New neighborhoods bring new people that bring new complaints about the noise. Hopefully there's some sort of Grandfather clause that keeps the running for years to come.

                        The TAD is hitting all the neighbors with the maximum property tax increases they can every year while the track's value hasn't moved in 5 years. I'm sure the county would also love to shut them down.
