  • My next house build

Thought I would post up pictures on here of my shop house project. I know a few people would be interested in here. Glad to get out of the neighborhood life and actually have land. It will be slow progress so bare with me. It's 40x90 total, 40x40 shop and 40x50 house. There will be a 12x50 patio added later. 14' walls, 9' in the living quarters. 4 bed 3 bath(one bath isn't pictured, it will be in the shop) If you have any questions or recommendations, I'm all ears!

Curious too. Where did you find land around the metroplex?

His location says Savannah, might not be local.

You might consider having a small area in or near the shop side plumbed for a sink/toilet. Such a thing can fit in a very small closet.

The pad, plumbing, slab, metal, and spray foam is roughly $98k. I should be able to finish the whole this for around $180k total

I have that in the works. It's not on the floorplan I posted but on the final blueprint

Id find a way to switch the master bath and room. Having your kids rooms right next to yours is not something I would prefer. Might be too late if they have poured concrete. Also Id look into putting in an island in the kitchen.

I would put a lot more beams in that slab as well. post tension slab? also as mentioned maybe flip the master suit so you dont share a wall with the other rooms. We built a metal house last year.

that room will be a office and the floorplan i posted is a rough draft, the actual blueprints have more detail like a island

that floorplan is a rough draft. all the needed supports are implemented in the blueprints

How big is the lot and price per acre out there?

My wife and I have thought of doing the same thing. We figure it would be a good move for us if it's doable under 250 all in, land/lot, slab, building, build-out.

I'll certainly be watching this thread.

It's pretty pricey out here, but got a decent deal on this 5.5 acres. Per acre is around $15k+

Getting furniture in and out of the master will be a PITA with that entry layout.
