    I inherited my Mother's house in Dallas. She was exempt from taxes for several years. Her will leaves everything to me, the only heir. We filed a warranty deed with a TOD a year before she passed.

    I am about to refi on a couple of my properties and the loan officer wants to know what tax liability I might be dealing with.

    I can't seem to find anything on DCAD to find out what I must do or when I would be liable. She passed July 2, 2020.

    Estimate the value with comps from a realtor then use the tax rate for the house next door. No way I would turn the appraisal district on to the fact that your mom is gone, you might be able to milk that exemption for 20 more years.
