Large remodels rarely go smoothly in older houses due to unforeseen issues and cost over-runs. Patience is a huge key, too. As long as the homeowner allows for that, it will work out.

Havent closed yet... Im about to kill the title company. They needed 10 days to do their work. Set closing for the 15th. I cant do the 15th, I work. I said I could do the 13,14 or 17th. Then they said the 21st. The 21st is the very last day of our contract on the house. They better do the 17th (or even 18th, Saturday). The 21st is a full 21 days from when they started.

I just bought a canal front on the coast. It needs some updating but not a full gut and remodel. I'm subscribing to see your progress.

Deed restrictions put a minimum 3000sq ft house. Neighbors house is 4600 on one side and 5600 on the other. $130k an acre is midpoint in Keller right now. The couple for $120k an acre have builder that own them and want $600k-1.2M houses on them and other pieces of land going for $160-180k/acre.

The safe will be hidden.. Im excited about having a "secret room" for the safe. Right now there is only 1 window in the room and the closet. Just not sure what to do with the windows to keep it symmetrical looking from the street.

Gotcha. If you're going to put a safe in the closet, I would definitely block those windows off from the inside. You're going have a lot on your hands. Hell, I'm still fooling with that bathroom. Yes, those are windows in the closet. Not ideal and will probably be covered up with cabinets. That side of the house is facing the street and I dont want to eliminate the windows because the face of the house would look weird.

A couple kitchen designers commented that having the sink on the island was bad because:

Wow. You're gonna need a lot of Kerdi-Fix for that!! J/k. It looks like you've got a great platform and plenty of room to do what you want to do. I have questions on a couple of things.
What was the reasoning for moving the sink from the island? It's location to the cook top seemed ideal, though I bet it raised the difficulty level with the plumbing.
The final master bath tub placement seems off to me. I liked the prior design better, but see the door clearance issue. What about pushing that center closet wall back to move the tub away from the offending door?
Are those windows in the master closet?

I know it is very optimistic but I think we can do it. Fortunately the bones are there it just needs a little help....well, a lot of help. My father will be helping. Im assuming it will take 4-6 months. Also, I work 3 12hr shifts a week which allows 4 days a week to work on the house. My cousin is an architect and my dads friend is an electrician. We have most of our bases covered as far as knowledge.
