Large remodels rarely go smoothly in older houses due to unforeseen issues and cost over-runs. Patience is a huge key, too. As long as the homeowner allows for that, it will work out.

Havent closed yet... Im about to kill the title company. They needed 10 days to do their work. Set closing for the 15th. I cant do the 15th, I work. I said I could do the 13,14 or 17th. Then they said the 21st. The 21st is the very last day of our contract on the house. They better do the 17th (or even 18th, Saturday). The 21st is a full 21 days from when they started.

Deed restrictions put a minimum 3000sq ft house. Neighbors house is 4600 on one side and 5600 on the other. $130k an acre is midpoint in Keller right now. The couple for $120k an acre have builder that own them and want $600k-1.2M houses on them and other pieces of land going for $160-180k/acre.

The safe will be hidden.. Im excited about having a "secret room" for the safe. Right now there is only 1 window in the room and the closet. Just not sure what to do with the windows to keep it symmetrical looking from the street.

A couple kitchen designers commented that having the sink on the island was bad because:
1. you would stack up dirty dishes and what not when guests are over on the island.
2. You kill the prep space of the island. It will have 2' sections on each side of the sink for all the cooking prep
3. If someone were to be washing dishes and someone cooking, there isnt a lot of room for 2 people between the range and the sink.
I really like the sink in the island but ultimately I believe they were right. Also, plumbing will be easier being able to tie into the drain of the washer/dryer.

The bathtub is angled because of the size. There wasnt an easy way to make it fit. The prior layout was great but not enough space to move around. Also, all the tubs Im looking at are 65-71" when the other plan had a 60" tub

Yes, those are windows in the closet. Not ideal and will probably be covered up with cabinets. That side of the house is facing the street and I dont want to eliminate the windows because the face of the house would look weird.

Gotcha. If you're going to put a safe in the closet, I would definitely block those windows off from the inside. You're going have a lot on your hands. Hell, I'm still fooling with that bathroom. Can't wait to see updates when you get started.

Wow. You're gonna need a lot of Kerdi-Fix for that!! J/k. It looks like you've got a great platform and plenty of room to do what you want to do. I have questions on a couple of things.

What was the reasoning for moving the sink from the island? It's location to the cook top seemed ideal, though I bet it raised the difficulty level with the plumbing.

The final master bath tub placement seems off to me. I liked the prior design better, but see the door clearance issue. What about pushing that center closet wall back to move the tub away from the offending door?

Remodeling an entire house plus an addition for $30k? That's pretty optimistic. And doing it alone will take a long time, I hope your wife is patient. Like I said, good luck, you're gonna be a busy mofo!

I know it is very optimistic but I think we can do it. Fortunately the bones are there it just needs a little help....well, a lot of help. My father will be helping. Im assuming it will take 4-6 months. Also, I work 3 12hr shifts a week which allows 4 days a week to work on the house. My cousin is an architect and my dads friend is an electrician. We have most of our bases covered as far as knowledge. I have done some very low budget kitchen and bath remodels with great success. 3 bathrooms and 1 kitchen.

Looks like it has potential. Do yourself a favor and only work on one room at a time so the whole place isn't a wreck. Made that mistake on the first house, going about it in a much more organized fashion this go around and it is a lot less stress.

Luckily I wont be living in the house while remodeling for the most part. Until the kitchen and the master are done, Im not moving in.

Are you factoring in permit costs with your assessment?

permits? We dont need no stinking permits. In all honesty, Im only pulling the ones for the garage conversion, not the full remodel. They can kiss my ass about moving the kitchen and opening up walls.
