You can file an assumption, it is a pain in the ass but works. I am almost done with mine. I went this route because I cannot get the same interestrate if I refinance.
Been there, done that. My ex flat out refused to sign a quit claim deed. She simply didn't want me to have the house. I was dying to have her sign it so I could refinance the house while I still had my job and great credit. She wasn't having any part of it.
