Suggestions on what you would do on a new house

Some of this stuff will cost you real money...LOL. Use the space under your stairs for a "safe" area. It's already there, won't use floor space, is easily reinforced, and won't cost much at all. It's already the safest spot in the house.

Plumb it for central vaccum, hire a third party inspector, if you have tile work insist on real tile people (not day labors with a wet saw and some thinset), and don't trust the fucking builder with anything. Unless you see it with your own eyes, and even then you have to know what you're talking about, it will be all bullshit. They'll cover up everything and try to blow smoke up your ass. Visit the jobsite daily and take pictures as things go together. This is all generally speaking of course.

I would agree. It's a Gallery (aka: First Texas Homes) and I would not recommend. Overall it will hopefully work out, but they all just use a bunch of shitty subs and the "builder" doesn't give a damn what goes on in the house as long as it meets the schedule. IMO if you can do some research and somehow find a decent builder who actually cares what goes on and shows up to the jobsite more than once a week you will be much better off.

Deeper garage with extra outlets and 220v if you plan on having a welder or air compressor.
Reinforce and pre-wire any flat screen wall mounts.
Pre-wire and home run box for media/data/security.
Nat. gas to the patio
Solid core doors on bedrooms, bathrooms etc.
Taller base cabinets
Under cabinet lighting
Installed or at least wired for ceiling fans. (two switches)
Have a larger patio poured.

Everything listed so far, and a big car port with the most level driveway possible. This only applies if your new house / neighborhood has rear entry. If not build somewhere else.

Run a gas line into your back patio for a fire pit

Run a gas line to attach to your grill

Speaker wire for the backyard speakers

Prewire the house with cat 5 cable and run it all to a closet with a cable and ac oulet for internet

Insulation between walls

Storm doors

If you have already picked the builder and its too late then not much you can do. If it is not too late look into a custome home builder. I know Vertnut is one and my father in law is also one.
