  • Home Inspection guy?

    Anyone know a reliable guy I could use? As always any help is greatly appreciated.

    Never using one again! Hire people to look over the house that do the job of replacing/fixing the parts of the house!! Hire a plumber, electrician, roofer, foundation expert, etc to give it a thorough once over.

      I can see if my Dad is interested, he's retired from 30+yrs of building inspection/senior building official and is certified worldwide.

          I'll have to look in my file and see who we used. I do know it was someone that real estate Nate had recommended and used frequently. They did a great job and were very professional.

                Lenders don't care about home inspections Unless repairs make it into the contract). The appraisal serves as the lender's inspection.

                    Versus what? The $500 for an inspection? Or, the amount of cash it would take to fix the things not found? E.g. Pool issues, roof issues, electrical, bugs, etc? The cost is nominal compared to the piece of mind. The difference is simple in my opinion.

                      Inspection Guy or not, I would personally check EVERY outlet inside and outside to make sure they work; check every water shut off valve in the house and make sure they work; lift the lids of the toilet tanks and check out the hardware (cheap stuff there to fix); check all the doors in the house and make sure they open/close and latch like they should; look under the sinks for signs of leaks.

                      We used a guy to inspect ours before buying...douche bag took 6 months before he cashed the check. We found all sorts of stuff he missed (see the list above).

                      Oh, and AC systems. Check that shit with a fine tooth comb. Ours shit the bed right after a year.

                        Or get some people in there that get paid to actually find problems. IMHO that is the hole reason I would contract "specialists" in their respective fields. With all due respect to those Home Inspectors that actually WORK for their living. (I've had at least 1) there is just too much to know or find in a house. You wouldn't want your GASTROENTEROLOGIST trying to pull a tooth and you sure as hell wouldn't want your Dentist trying to perform a colonoscopy. <SP?>

                          Yeah thats why I got bought that appliance warranty. I got a sh1tty looking AC unit outside too. Course that's when it will die, right after the warranty is out.
