I know some people here have rental properties. Got one in the HEB area? My landlord is trying to sell the one I'm in. Looking for at least a 3/2/2 with 1800+ sq ft in a safe neighborhood. Would love to stay around 1200/month, but might go higher depending on the place. I have two very well-behaved inside dogs, and I don't smoke indoors. No kids. No cats. Good credit. My own kitchen appliances and lawn equipment. I need to give 60-day notice.

No thanks. I'd still have the burden/stress of trying to sell the house. I know I'll be here at least another year. At that time, I can see where I'm at, and maybe do another year lease, or maybe not. I may be ready to go by then and if the opportunity presents itself...

And a shorter note obviously means higher payments, which cuts into what we can put towards debt.

I didn't figure you would in your case, that was more to continue on Tyrone Biggum's thought process. Short time frame doesn't necessarily mean it's not worth it. Good luck getting out of here, I've heard it mentioned for some time now - hopefully you're able to do it soon.
