Make sure you can get your current interest rate down at least 2 points to make it worth while. Sometimes refinancing is not the way to go. If you calculated putting an extra 100.00 per month towards your mortgage payment each month, in most cases this is far better than refinancing. (if you can afford to do that) Paying closing costs all over again sucks.

You don't necessarily need to lower the rate two points to make it worth while. It's simply a matter of how much you're going to save, how much it's going to cost, when you'll break even, and how long you plan to stay in the house. I've done refinances that were worth it when they only went down 0.375% in rate and I've turned people away when they were going to drop their rate over 2.000% because it didn't make sense for them to do it. Additional principal is a great way to shrink the term, but it's not the best (most efficient) in all cases.
