We just put a bid on a house yesterday. Yesterday was the first day on the market, my wife saw it at 9am and we put a bid in at noon. They supposedly had a 3 other offers by the end of the first day.

I went through 4 different realtors. Not 1 would do any house searching or help with anything. I had to do all the searching myself so those sites were the top ones I searched. I have a buddy that is trying to find a good realtor right now and he can't find one either.

The problem with those sites is they are not updated. The MLS is the only way to go.

Is it for a rental? Don't you still have a hunk of land to build on?

I do have the land...holding onto it for now. I just dont want to afford $10k in property tax a year. I may be going back to school full time sometime next year and if so, sell it to live off of and pay off the new house.

Zillow is constantly outdated...my wife often runs into buyers that find houses on Zillow and want her to set up a showing but they're no longer available.

My point. Down here, HAR is it. And if you're not a realtor, you can't list on it.

Don't get me wrong, there are plenty of real estate deals that go down without agents, but it's a very small percentage.
