I'm looking at homes in this area. I work in downtown Grapevine and the GF works in Plano. Just curious if anyone makes the drive down 423 in the morning and what it's like. I can't imagine it moving very fast. I don't mind a 30-40 minute commute but sitting on 423 for 40 minutes is another story.

What about the East side of The Colony...there is an area called The Legends that has some pretty nice properties and the neighborhood seems to turn well. Let me give you some perspective. A ~2 mile drive down 423 (North Colony to just past South Colony) takes anywhere from 10-20 minutes in the mornings. Loved it 3mo a year. Cost of living was obscene (average house 30mi out of the city is $400k+), closest family was still in Texas, and to travel anywhere was a pain in the ass.Originally posted by davbrucas View PostDidnt like the PNW? The entire highway is going to be widened. It's going to take quite some time to do it as well. It's been a while since I tried it, but I think it took me 45 minutes to get from 380 to 121. Last time I tried it in the evening, it took over an hour going back North. I normally just take the Tollway, but if I want to avoid that, I take Legacy...it goes all the way up to Panther Creek and moves pretty good despite the school zones.

Bare minimum - half an hour...and that's during offpeak times. The stretch just north of The Colony where it narrows down into one lane...causes $hit to run slow as molasses coming and going during rush hour. They are working on widening the the lanes, but they don't appear to be in any hurry. Once they get that done...and assuming there aren't 20 millions stop lights, you might make it out of LE in 20ish mins. I had a contract on a house up there and backed out for that reason. Lived with an ex g/f up there for a couple months and didn't like the drive. I was afraid of that. Found the perfect house up there too. Oh well, the search continues. Thanks for the input.
