And it's on the South side of town. Robinson has some well to do folks, Hewitt and Woodway aren't too far from you. If you got in with the right crowd this could be a gravy thing for you. One thing that always irks me about repair shops is having the same cars out front for months at a time. If you don't have a place to store them, I'd worry. Buy a car trailer big enough for a 1 ton and maybe store them at your golinda location? I dunno. Only 1/3 of my customers travel from Waco. I have most of Chilton and all of Golinda and most of Lorena to myself. But all of those customers would come into Robinson to have the work done. Wouldn't have a choice really as I am still almost the closest shop. There is only one between me and the shop I am looking at and all of my customers refuse to go back to them.Good judgment comes from bad decisions and a lot of that comes from bad judgment.

Well I spoke to the owner today and we figured out how to make it work. So I guess I am pulling the trigger and we will move in next month.... on Christmas. The three bays are the work area. That fourth is just storage as its been walled over and the doors are no longer functional. I can use part for storage for free but would have to pay if I wanted to use it as a work area.
He also is leaving the new air compressor which is much larger than mine so that's another plus.
We have some work ahead of us but the payoff is worth it.

Do yourself a huge favor and paint it. At least the front. Also new signs. Vinyl ones are cheap. With a shop like that curb appeal is everything.
There was a shop there before and it failed for some reason other than the previous owner got tired. If it was making lots of money, he would still be there.
People are much more tempted to try a shop if it looks new and clean. Let everyone know from day one there is a new sherriff in town and he is much better than the old one.
