That's what I thought he was TRYING to say. He had his 350 and 425 flipped. I've seen quite a bit in my neighborhood overpriced as well as surrounding new builds.

Either way prices are coming down and that's all that matters.

No they’re still trying to play the hot market game. Their houses are realistically a $350k house, but they’re all asking $425s and have been listed for 90+ days with price drops every 30 days.

I put mine at what I consider a realistic price based on new builds in the development and had a bidding war. I got my house sold, new house bought, and they’re mad I’m “ruining” their market. Even though the new builds are undercutting them by $40k of their asking.

Sold my house in 4 days. Got a couple of pissed off neighbors who are also trying to sell theirs. Found another house we really wanted, so I needed out of my current one. Listed it pretty competitively, got a bidding war. They’re mad I’m ruining their market on selling a $350k for $425k.

Close on my new house the 25th. Can’t wait.

It's all about perspective, sometimes when you're at the bottom of the pond the scum floating on the top looks pretty good.

Edit: My ex's son goes to the high school at the corner of Park and Independence and he tells me that the school is basically an open-air Bazaar for every illegal drug known to man. There are kids dealing OZs of meth, coke, and heroin daily.

The one I am putting my twins in serves an area of rich fucks, it is ranked pretty high as well. Just have to make sure none of that goes to their heads. Feed them a lot of Ramen noodles and buy a Fiesta from Don for them to drive...
