Need a 12x12 deck built.

If it doesn't matter other than a place to put the hot tub, I'd pour a concrete patio at $4 a foot (less than $600) and be done with it. It will be cheaper than a 12x12 deck and it will be there forever with no maintenance.

I made a nice deck several years ago and did my utmost to seal any avenue for rodents to no avail. Lizards and spiders also call the under-deck home. Concrete and stone or stamping will replace as Santa sees fit.

stain/sealers and all the jazz needed for wood is not cheap either, especially over a 20 year period. Wood is prettier (generally) though.
Only thing I'd do is wash mine once a year at the old house.

Just going to ask, have you considered a concrete patio instead and is that viable? A lot less maintenance, snakes and other things. The house I bought has one and I'm going to demo it this year due to all those reasons.
Also, then you can have your hot tub anywhere on it that's in range of the electrical.
