    That could heavily depend on what these rates are going to do in the coming years. We won't see 3% mortgages forever. You think taxes piss you off? Wait until you go from a 3.5% mortgage to a 7% mortgage. It's about $450 a month more on a $250k loan, plus taxes.

        I know that... this is pretty stressful for me. Need to build (if I can afford it) before rates go up and the new construction market goes up. Costs are down. My goal was originally to build by May next year but Im really worried what I will qualify for with a construction loan vs traditional mortgage.

                    It sucks, but this one of the biggest things first time homebuyers aren't normally privy to, or know to look for. We learned this lesson in our last home over in Trophy Club...on top of everything else they have a MUD tax that helped to tip the scale up quite a bit....I believe we were paying around 2.2 6-years ago when I finally got out of there, and we were on the Denton county side...the folks on the Tarrant side really get screwed. Tarrant in itself is something like 0.4 higher than Denton County.

                    I've owned 3 houses and I've always carried my own escrow....even though I make a little profit on that money it still hurts having to write that check once per year, but at least it's not nearly as bad as it used to be....my house in TC was over 1000 sqft smaller, the lot was over an acre smaller, it's 20-years older, yet my highest tax bill out here still hasn't been as much as the lowest tax bill I saw over there.

                        property taxes are negotiable, I never pay what they offer first.

                        Every spring you get your appraisal - always challenge it! It is very easy to get the appraisal district to agree on a small decrease in value. A small decrease a few years in a row equals real money.

                        Remember that the rate doesn't change too much fom place to place. Biggest factor in your tax bill is what they say the property is worth.

                          I was at 2.99% in Houston (Harris County as Adam mentioned above) and was lower than any of my co-workers. They were all in the 3.1-3.4% range, depending on which part of town they were in, MUD taxes, etc. The Woodlands is stupid high, even though it's Montgomery County.

                          OKC runs about 1-1.2% effective, depending on the area. There is a state income tax (5.5% of fed adj gross, IIRC), but after running the numbers it comes out slightly cheaper than it would have in TX.

                          I figure any state govt requires funds to operate and we're the poor fuckers who get stuck footing the bill. No matter what they name the tax, we the people get to pay...
